Did you know that keeping every single receipt and invoice of any home improvement cost can be added to the asking price of your home? It's not just important to include any home improvement in the Seller's Disclosure but actually having on-hand the added facts such as:
showing the date the work was completed
detailed description(s) of what was done
breakdown of each cost of the improvement and supplies purchased to complete the project
wheather the improvment was completed by you OR a contractor, handyman or specialist
can REALLY help you get top asking price for your home.

Why, you ask? Because now you have hard-core proof of how much money you spent instead of the value of home improvement being left to the minds of what the buyers find "valuable." And I don't mean just obtaining one large home improvement loan and showing the large dollar amount you spent but actually being able to show receipts to Buyers on the breakdown of each home improvement project can really show the cost of what you paid for improvements some 10-years ago versus what the cost is to replace the roof now (incase the costs are currently less expensive).
